Selling a home with children isn’t impossible — but it does require a different approach. As both a Realtor, I’ve seen what works (and what backfires) when families try to juggle both roles.

This guide is for every Gainesville-area family trying to keep the peace, keep the house together, and still get top dollar on closing day.


 1. Start with Conversations — Not Just Packing Tape

Before you pack a single box, talk to your kids.

Even young children notice when things start changing around the house. Taking a moment to explain what’s happening and what to expect (in age-appropriate terms) can ease anxiety and build cooperation.

You don’t have to accept every single showing request.
