That’s a question I get a lot — and it’s a fair one. With home prices rising across North Georgia and construction costs steadily climbing, many buyers feel like new construction is off the table unless they’re shopping above $350K. But what if your budget is closer to $300K? Is building or buying a brand-new home still even possible? And if so, what do you actually get for that price in today’s Hall County market?

Here’s the truth: while it’s becoming less common, there are still pockets of opportunity — but they don’t last long. Builders aren’t widely advertising their most affordable homes, and the best deals are often tucked just outside the city or in final close-out phases. This post is here to help you cut through the noise. I’ll show you what’s still available under $300K, where to find it, and how to move fast when the right home pops up — all with a no-fluff, realistic look at what to expect.


What New Construction Looks Like Under $300K

In Hall County, most builders have moved their base prices above the $300K mark — especially for single-family homes. That said, here’s what you can sometimes find in the $250K–$300K range:

  • East Hall / Lula – Some builders still offer budget-friendly specs

  • Larger 4-bed homes with high-end finishes

  • Gated communities or high HOA developments

  • Most Lake Lanier-area homes

Homes in this price range are typically starter homes — clean, simple, and brand new — but not luxury. Still, they’re a fantastic way to own something new without the constant repairs that come with older properties.
