7 Things Every Hall County Homeowner Should Know (That No One Tells You)

Buying a home is exciting. You sign the papers, grab the keys, and start picturing where the furniture will go. But after the dust settles, reality sets in — and that’s where the little things come into play.

Hall County is a beautiful place to live, but there are a few quirks, resources, and “insider tips” that locals usually learn the hard way. As someone who’s worked with dozens of homeowners across Gainesville, Flowery Branch, Lula, Clermont, and beyond, I’ve seen these same questions (and frustrations) pop up again and again.

Let’s make sure you’re in the know with 7 things every Hall County homeowner should know — that no one thinks to tell you.


1. You Have to File for Homestead Exemption (But Only Once)

If your new home is your primary residence, you can lower your property taxes by filing a homestead exemption. But here’s the catch — you must file between January 1 and April 1 in the year after your purchase.

Miss it, and you’ll have to wait a full year.

2. Trash Pickup Isn’t Always Automatic

If you’re in unincorporated Hall County, you’ll need to hire a private trash company. Some neighborhoods have one company that serves most of the area, while others leave it totally up to you.

✅ Ask your neighbors which service they use, and call around for rates. (Red Oak Sanitation and Republic Services are common.)

If you live within Gainesville city limits, your trash pickup is handled by the city. Call 770-532-0493 to activate it.


3. Don’t Skip the Property Boundary Survey

Even if it wasn’t required at closing, it’s smart to order a boundary survey. Many neighborhoods in Hall County have unclear or outdated lot lines, and issues like fence placement or tree ownership can get messy down the line.

A $400 survey now could save you thousands later.


4. Septic vs. Sewer? You Need to Know

Some homes in Hall County are on public sewer, but many — especially in rural or older areas — are on septic tanks.

⚠️ If you’re on septic:

  • You’re responsible for maintenance (every 3–5 years)

  • You’ll need to watch what goes down your drains (no grease, wipes, etc.)

  • There’s no monthly sewer bill — but neglect can cost you big

5. Stormwater Fees May Surprise You

Yes, there’s a separate stormwater fee in certain areas of Gainesville and Flowery Branch. It usually shows up on your water bill, but it’s not optional and funds drainage and flood control.

It's a small fee, but many homeowners are surprised by it if no one mentions it upfront.


6. HOA Rules Can Vary Widely

Some Hall County neighborhoods have extremely relaxed HOAs, while others are strict with paint colors, fences, rentals, and even garden flags.

If you’re in an HOA community, request the full bylaws and covenants — not just the summary. It’s worth reading through to avoid fines or issues later.


7. Gainesville Traffic Circles Are...a Thing

If you’re new to Gainesville, you’ll quickly notice the traffic circles — especially near Green Street. There’s an unofficial learning curve here.

Just know this:

  • Yield, don’t stop

  • The car in the circle has the right of way

  • Blinkers are your friend
